Our Client a large residential developer has asked us to locate for them a Low Rise Residential Construction Manager

ROLE OBJECTIVE:

Oversee operations to produce high-quality, cost-effective homes that achieve a high level of customer satisfaction.

PRIMARY RESPONSIBILITIES AND ESSENTIAL FUNCTIONS:

Oversee the construction department’s estimating, contracting, purchasing and field operation functions
Oversee cost reduction program through competitive bidding, contract negotiation, improved quality take-offs, improved field control, and value engineering. Help maximize the perceived value/cost ratio
Help prepare and participate in the preparation of company business plan.
Establish quality relationships with other home builders, developers, and industry consultants.
Plan, organize, direct and control new home construction process from start to finish.
Evaluate projects according to schedule, specifications and budget
Promote open communication between community sites and head office and apprise the Executive VP of Low Rise construction on overall progress for each site
Manage the proposal process for trades to be hired for projects
Review architectural drawings to develop a detailed scope of work for trade
Preparation of agreements for contract work
Develop and document standard operating procedures where appropriate.
Establish standard operating procedures and quality standards for new home construction.
Establish and enforce warranty guidelines
Design process for routine inspections while ensuring habitable conditions for communities under construction
Develop and document standard operating procedures where appropriate
Oversee the hiring of staff and trade partners to supervise the activities of subordinates.
Responsible for maintaining adequate staff and allocation of resources as required
KNOWLEDGE/SKILLS/COMPETENCIES:

University degree in civil engineering / college diploma in construction technology or several years experience as a field supervisor or superintendent
Minimum 10 years experience as a field supervisor or superintendent for new homes construction.
Strong communication skills
Highly organized and accustomed to handling multiple tasks
PREFERRED SPECIFICATIONS:

Strong Communication and interpersonal skills
Excellent knowledge of construction, contracts management and estimating, including letter of intent, vendor agreements and purchase agreements.
Knowledge of contract law
knowledge of Ontario Building Code procedures
Ability to deal effectively with a heavy volume of projects
